Land Search and Title Verification in Kenya
Real Estate and Land
Most land fraud in Kenya succeeds for one reason, the buyer verified nothing, or verified through the person selling. A search conducted by the seller’s agent, a title photocopied over WhatsApp and a site visit hosted by the broker are not verification, they are the sales process. We offer title verification as a standalone, fixed-stage service, independent of anyone with an interest in the sale, so that you know what the land is, who truly owns it and what claims sit against it before a shilling moves.
What we do
We conduct the official search at the registry and read it the way a conveyancer reads it, then go behind the current entry to the root of the title, the history of how it came to the present owner, which is where forgeries, double allocations and irregular subdivisions show themselves. We verify the seller’s identity and capacity to sell, including where the registered owner is deceased, a company, or a family member holding what the family regards as its land. We confirm on the ground, with a surveyor where the parcel warrants it, that the land exists where the documents say it exists and matches its stated size and boundaries. We check encumbrances, charges, caveats and cautions, and the rates and rent position that would otherwise follow the land into your hands. It concludes in a written verification report and one sentence of advice, proceed, proceed on conditions, or walk away.
Who this is for
Buyers before they commit, diaspora purchasers who cannot attend to anything in person, lenders confirming security, and landowners who have not looked at their own title in years and want to know that no entry has appeared on it. For owners abroad, we pair verification with periodic monitoring, a standing search on your parcels at intervals, so that any adverse entry is met early rather than discovered late.

Frequently Asked Questions
Is an official search enough to prove ownership?
+
No. A search shows the current state of the register, and the register can carry a fraudulent entry. Verification means the search plus the root of title, the seller, the ground and the encumbrances, which is why we treat the search as the first step, never the last.
Can you verify land I found online while I am abroad?
+
Yes. This service exists largely for that situation. We conduct the whole verification in Kenya, evidence the site visit with dated photographs and survey confirmation, and send you the report wherever you are.
What if the title fails verification?
+
Then the service has done its work at the cheapest possible point. We tell you plainly, in writing, and you lose the cost of a report instead of the price of the land.
