Conveyancing and Land Due Diligence in Kenya
Real Estate and Land
Buying land or property in Kenya is safe for the careful and expensive for the trusting, and the difference between the two is the due diligence done before money moves. We conduct conveyancing for buyers and sellers across Kenya, for clients in Nairobi and for clients twelve thousand kilometres away, and we built our practice on a simple proposition, that the transaction is only as safe as the investigation behind it and the account through which the money passes.
What we do
Our due diligence goes behind the certificate of title rather than accepting it. We conduct official searches and investigate the root of the title, verify the seller’s identity and capacity, confirm on the ground that the parcel exists where the seller says it exists, and check encumbrances, rates and rent so that nothing follows the property into your hands. We then run the transaction itself, the sale agreement, the consents the particular land requires including Land Control Board consent for agricultural land, stamping and registration through the electronic systems the registries now run, and the confirmatory search that proves the title landed where it should. The purchase money is held in our client account, a regulated advocate’s account separate from the firm’s own funds, and released against completed milestones, which in a market without an escrow law is the protection that matters most. Every engagement ends in a written due diligence report and our plain advice, proceed or do not.
Buying from abroad
A large part of our conveyancing practice acts for diaspora and foreign buyers who cannot attend to anything in person. We execute through properly drafted powers of attorney, verify sites with dated photographic and survey evidence, and run the whole transaction remotely with the client informed at each stage across the time zones. Our complete guide to buying Kenyan land from abroad, linked below, is the fullest treatment of the subject published by any Kenyan firm.

Frequently Asked Questions
What does due diligence on Kenyan land involve?
+
Searches and root-of-title investigation, seller verification, physical confirmation of the parcel, and checks for encumbrances, rates and rent, concluded in a written report with a clear recommendation. We do the maximum, not the minimum.
How is my purchase money protected?
+
It is held in the firm’s client account, which is regulated, audited and separate from the firm’s own money, and it is released only against agreed milestones in the transaction. Kenya has no statutory escrow regime; the advocate’s client account is the protection the law provides, and we explain how it works before you send a shilling.
Can I buy without travelling to Kenya?
+
Yes. With a properly executed power of attorney and our verification protocol, the entire purchase can be completed while you remain abroad. The linked guide explains each step.
